  • How Do I Prepare for a Vacation Rental Photo Session?
    The day before or the morning of your session have the home professionally cleaned. Have all of your decor in place as you would for a client. You also want to include any amenities you will be offering so these can be photographed. You DO NOT want to include amenities you don’t consistently offer (such as a bottle of wine). This is against Airbnb’s policy. I always photograph detail shots of amenities and any cool decor I think would appeal to a potential client. Giving your property a personality is key!
  • What Services Should I Choose?
    Still images at a minimum are needed for vacation rental photo sessions. Some people also add a 360 walkthrough tour, aerial images, a video walkthrough tour or a combination of some or all of these. Adding one of these extra services will make your property stand out amongst other properties. You want to get as many interested clients as possible so differentiating yourself gives you an advantage. Booking all the services at once is preferable as you will get a discount for 2 or more services.
  • What Time of Day Is Best for a Vacation Rental Photo Session?
    For interior photo sessions, it is best to wait until the sun comes up a little bit so we can get as much natural light coming into the home as possible. If you want to add twilight images, it is best for me to come a few hours before sunset and shoot all the interior and day exterior images, then stay for the twilight exterior images.
  • Why Is Vacation Rental Photography More Expensive than Real Estate?
    There are many reasons for this: A) vacation rental shooting will include detail shots of your decor and amenities. I always shoot wide, mid-range and then detail shots. Real estate photos do not include this variety of focal lengths. B) Vacation rental photos have a longer usage life. I give 5 years of usage rights. Real estate photo usage is only for the duration that the home is on the market. C) Vacation rental images are higher resolution. Real estate images are lower resolution.
  • When Should We Book Our Photo Session?
    Fall is the most popular time of year for family photos in Denver, however, I book family sessions all year long. There are so many beautiful spots in Denver that are photographable all year long. If you have a favorite spot, I can photograph you there. Or if you want me to come to your home and photograph your family in the backyard, I can do that too. It’s best to book several weeks or even months in advance.

    This too can be overwhelming so I try to keep as simple as possible by offering just three packages. These are created based on what most people like to order. I also allow clients to interchange items for products that are equivalent in value. So basically, we can create a package customized for you!   • What Time of Day is Best for a Photo Session?
    Sunset is the most popular time because of the nice soft light and beautiful sunsets we have here in Denver. However, if you have young kids, I recommend doing a morning session as kids do best at this time. Think about the time of day your family is most alert and in a good mood. Weekends are the most popular time to schedule a session but I have more availability on a weekday.
  • How Do I Prepare for a Senior Photo Session?
    Preparation for this photo shoot is really important if you want to be happy with the images we create. Here is an article I wrote with tips on preparing for your senior photo session.
  • When Should I Book My Session?
    Early summer is the best time to book a senior photo session because I have more availability. July, August and September are busier months but may be preferable as it will give you more time to prepare. You should at least try to book a later summer session in the spring or early summer so you can reserve a spot.
  • What Time of Day is Best for a Photo Session?
    Early morning or late afternoon, a few hours before sunset, are the best times to photograph because of the softer light and prettier skies.

  • How Do I Find a Good Hair and Makeup Artist?
    I have a few I use that I can reach out to or refer you to. You can also find your own if you look on Facebook or just Google it. Look at their reviews to find the one who you think will best fit you. You may also want to use your own hair stylist and find a separate makeup artist or see if your hair stylist also does makeup. Many of them do. I do think it’s best though if you can find someone who does both so you can get hair and makeup done all at once. Hair and makeup artists should also be booked well in advance as these people are very busy with wedding season in the summer.
  • How Do I Prepare for a Real Estate Photo Session?
    The day before or morning of your photo shoot, have your home professionally cleaned and staged if that is within your budget. If it’s not in your budget, then you can stage it yourself. Think very minimalistic. You want to declutter your entire house as much as possible. Psychologically when people see less clutter, the home looks and feels more inviting and appealing. You do not, however, want to make the home feel cold and sterile. The more people you can get interested in your home, the better obviously. Your home should be minimalistic but still have a warm welcoming feel to it so that people can imagine what it would be like if this was their home.

    Your realtor will have an idea of what services are best for your home. Everyone does at least still images. Many people also add a 360 walkthrough tour, aerial images, twilight images, a walkthrough video, a floor plan or a combination of some or all of these services. If you know you want several of the services, book them all at the same time as there is a discount when ordering three or more services.

    Licensing is granted for marketing purposes and lasts for the duration the house is actively listed.

Aerial images are recommended if the exterior of the property is a selling point. If you know you want several of the services, book them all at the same time as there is a discount when ordering three or more services.
